Our Process & Plan of Work

Liberty Design and Developments aligns with the comprehensive RIBA (Royal Institute of British Architects) Plan of Work 2020, covering all stages from Stage 1 (Preparation and Briefing) to Stage 7 (Use). Our commitment to excellence extends beyond traditional architectural services, as we collaborate with consultants to provide additional services, including highway and traffic assessments, energy use reports, and daylight reports. All our services adhere rigorously to British standards and prevailing general practice guidelines, ensuring a steadfast commitment to quality and professionalism in every aspect of our work.

Book a Consultation 

  • Comprehensive consultation with our architects to explore the details of your project and clarify our service offerings.

  • Sending a detailed written quotation outlining our services and terms for your review and approval.

  • Provision of site visits if deemed necessary at this stage to enhance project understanding and requirements.

Planning Applications

  • Consult local authorities at the pre-planning stage (optional).

  • Submit a planning application, an outline planning application, or listed building or conservation area applications. 

  • Liaise with the council officers during the planning process, but no allowance for meetings with planners is included.

Site Survey 

  • Use laser tools to accurately measure the dimensions of the existing property.

  • Taking a comprehensive set of photographs of both the interior and exterior of the property.

  • Prepare outline site plans for the existing property.

  • Create outlines of elevations illustrating the current state of the property.

Detailed Drawings & Building Control 

  • Prepare a set of detailed drawings (plans, elevations, sections, and various details) for building control purposes.

  • Prepare NBS specifications for all elements of the project. (optional)

  • Submit full plan application to Building Control or a notice application as may become necessary.

Construction Work & Project Managemnet

  • Administrating the terms of the building contract and inspecting, as relevant, the performance of the contractor.

  • Issuing further necessary information during the course of the work.

  • Inspect the work at periodic intervals and at completion, and issue a defect schedule.

  • Issuing empowered instructions and acting as a certifier as the contract requires, including the issue of a final certificate.

Handover & Use

  • Hand over the completed project in line with plan for use strategy. 

  • Undertake a review of project performance. 

  • Rectify defects.

  • Complete initial aftercare tasks including light touch post occupancy evaluation.

  • Comply with the planning conditions as required. 

  • Final certificate

Feasibility &

Concept Design 

  • Prepare a feasibility study report

  • Prepare outline design concepts

  • Prepare proposed site plan, floor plans, elevations and a section. 

  • Prepare 3D sketch models for the exterior of the building. (optional)

Tender to Contractors

  • Prepare sufficient detailed design drawings and specifications for tender purposes to be sent out to a preferred list of contractors. 

  • Bringing contract documents to a final state for inviting tenders.

  • Discharging planning conditions and monitoring progress.

  • Directing the design process at the pre-construction stage.

  • Coordinating the design of all constructional elements, including works by any consultants, specialists, or suppliers.

  • Providing continuous advice on design issues and informing you of your duties under CDM regulations.

  • Investigating the feasibility of the design requirements and reporting to you on a periodic basis.

  • Explain the application of relevant statutes that apply to your project.

  • Advising on the need for and appointing other consultants.

  • Coordinating the work of other consultants once appointed. 

  • Advising you on the preferred methods of procurement, tendering and the appointment of the main contractor.

  • Issuing tender documentation to three pre-qualified contractors.

  • Manage the tender process and analyse tender documentation.

  • Advising and preparing the required building contracts for the project.
